The Most Overlooked Property Insurance Add-Ons You Should Consider

The Importance of Property Insurance.

Property insurance can help homeowners, landlords and businesses manage the financial impact of insured loss or damage. Depending on the policy, cover may apply to events such as fire, theft, flood, storm or escape of water.

However, every policy has its own limits, excesses, conditions and exclusions. Understanding those terms is important before deciding whether any additional cover is useful.

Optional Cover May Fill Gaps in a Property Insurance Policy

Property insurance policies vary considerably. Some types of cover may be included as standard, while others may be available as optional extras, separate policy sections or standalone insurance.

Before adding cover, check what the existing policy already provides, which exclusions and limits apply and whether the additional protection is relevant to your circumstances.

This guide explains several types of additional cover that homeowners, landlords and businesses may come across. If you need personalised advice about which insurance products to buy, speak to your insurer or an appropriately authorised insurance broker.

Property insurance is a cornerstone of financial security for homeowners, landlords, and business owners.

The Value of Insurance Add-Ons

Understanding the Value of Optional Insurance Cover

Optional insurance cover can be useful where a standard policy does not address a risk that matters to you. Examples can include accidental damage, personal possessions away from home, home emergencies or legal expenses.

However, additional cover should be considered against your circumstances, the protection already included and the extra premium. An optional product is only useful if its terms and limits meet a genuine need.

What This Article Covers

This article explains additional types of cover that homeowners, landlords and businesses may encounter. It also highlights important questions to ask before paying for extra protection.

Later in the guide, we explain how Independent Loss Adjusters may be able to assist if you already have an insurance claim involving one of these areas of cover.

Key Add-Ons for Homeowners

Homeowners face diverse risks that can affect their property’s structure and contents.

Homeowners face diverse risks that can affect their property’s structure and contents. Here are some essential add-ons that are often overlooked:

1. Accidental Damage Cover

Accidental damage cover can provide protection for specified unexpected damage, depending on the policy. Examples may include accidentally damaging a television, spilling paint on a carpet or breaking a window.

Cover, exclusions and limits vary, so check exactly what the accidental damage option includes before adding it.

2. Home Emergency Cover

Home emergency insurance can provide assistance with specified urgent problems such as burst pipes, blocked drains, heating failures, electrical faults or compromised home security.

The service provided, response times, repair limits and exclusions vary between policies. Some policies may also provide only an emergency or temporary repair rather than permanent reinstatement.

3. Personal Possessions Cover

Standard home insurance typically covers possessions within the property. However, personal possessions cover can protect items taken outside the home, such as mobile phones, laptops, or jewellery.

4. Legal Expenses Cover

Legal expenses insurance can contribute towards agreed legal costs for certain disputes covered by the policy. Depending on the product, this may include some property, employment, personal injury or other civil disputes.

Policies can contain important conditions, limits and requirements about when legal costs are authorised. Check the terms before assuming that a particular dispute will be covered.

Essential Add-Ons for Landlords

Landlord insurance can be structured in different ways. Depending on the provider, the following types of cover may be included within a landlord policy, offered as optional sections or available separately.

1. Loss of Rent Cover

Loss of rent cover may apply where insured damage makes a rental property uninhabitable and rental income is lost as a result. The circumstances covered, maximum amount and period of payment will depend on the policy.

2. Landlord Liability Insurance

This protects landlords against claims from tenants or visitors for injuries or damages that occur on the rental property.

3. Malicious Damage by Tenants

While most tenants are responsible, some may intentionally damage property. This add-on covers the cost of repairs resulting from such actions.

4. Emergency Repair Services

Some landlord policies provide or offer emergency assistance for specified problems such as plumbing leaks, heating failures or electrical issues.

Response times, repair limits, exclusions and the type of work provided will depend on the policy. Landlords should also remember that insurance does not replace their legal repair and safety responsibilities.

Additional Business Insurance Covers to Review

Businesses can require several different types of insurance. Some covers may be bundled into a wider business insurance package, while others may be separate policies or optional sections.

The appropriate combination depends on the business, premises, activities, equipment, stock and financial risks involved.

1. Business Interruption Insurance

Business interruption insurance can cover specified loss of income and additional costs when a business cannot operate normally following an event covered by the policy.

Cover can depend on factors such as the insured event, the property damage involved, the indemnity period and the particular business interruption wording.

2. Equipment Breakdown Cover

Essential for businesses relying on machinery or technology, this add-on covers repair or replacement costs for critical equipment.

3. Stock Insurance

Businesses with significant inventory should consider this add-on to protect against loss or damage to stock due to theft, fire, or flooding.

4. Public Liability Insurance

Public liability insurance can cover specified compensation and legal costs arising from claims by members of the public for injury or property damage connected with business activities.

5. Cyber Insurance

Cyber insurance can provide cover for specified financial losses and response costs arising from cyber incidents such as data breaches, hacking or ransomware.

Cover varies considerably. Businesses should check the limits, exclusions, incident-response services and cyber-security conditions that apply rather than assuming every cyber loss will be insured.

How Independent Loss Adjusters Can Assist

If an insurance claim involves an optional or additional area of cover, understanding how that cover applies can become important.

When Independent Loss Adjusters is appointed, we work for the policyholder rather than the insurer. Depending on the claim, our support can include:

  • Policy and claim review: Reviewing the relevant policy wording and the insurer’s stated position.
  • Evidence review: Considering the documents, reports and other information relevant to the claimed loss.
  • Claim administration: Helping organise information and communicate with the insurer where we are appointed to do so.
  • Settlement review: Considering a proposed settlement against the policy wording, available evidence and supported costs.

Professional claim support does not guarantee that a claim will be accepted or that a settlement will increase. The outcome will depend on the policy wording, evidence and circumstances.

Our Insurance Claims Management page explains ILA’s service, scope and applicable fees in more detail.

Choosing the Right Add-Ons for Your Needs

Before paying for additional insurance cover:

  • Check what you already have: An existing policy may already include the protection you are considering.
  • Consider the actual risk: Think about your property, activities, belongings or business operations and which financial risks would be difficult to absorb yourself.
  • Check the terms: Compare limits, excesses, exclusions, conditions and the circumstances that trigger cover.
  • Consider the additional premium: Extra cover should address a genuine need rather than simply being added because it is available.
  • Get appropriate advice where needed: If you need personalised advice about which insurance product to buy, speak to your insurer or an appropriately authorised insurance broker.
