Dunstable Flooding: Severe Rain and Disruption in September 2024

Heavy Rain Causes Flooding Across Dunstable and Bedfordshire

On Sunday 22 September 2024, heavy rain caused substantial flooding in Dunstable, Bedfordshire, including Dunstable High Street.

Further persistent rain affected central and southern England on Monday 23 September, contributing to widespread surface-water and river flooding across parts of Bedfordshire, Hertfordshire and Northamptonshire.

This article looks back at the Dunstable flooding, the severe rainfall that affected the region and practical points to consider if a home or business suffers flood damage.

Dunstable High Street Hit by Substantial Flooding

Dunstable was among the areas badly affected during the rainfall. Bedfordshire Police closed part of the High Street because of substantial flooding, while businesses and vehicles were affected by rising water.

Contemporary reporting from High Street South described floodwater reaching around knee height at a local business as owners began assessing the damage.

Road Closures and Travel Disruption Across Bedfordshire

Flooding caused significant road disruption across Bedfordshire. Dunstable High Street was closed because of substantial flooding, while the A421 near Bedford was also submerged and remained closed for an extended period.

Several vehicles were left stranded on flooded roads. Drivers were advised to avoid flooded routes and find an alternative rather than attempting to pass through standing or moving water.

Floodwater can be deeper or faster-moving than it appears and may conceal damaged road surfaces, debris or open drains.

Nearby Areas Also Affected

Nearby towns such as Hitchin, Flitwick, and Cranfield are also dealing with significant flooding.

Flooding Extends Across Bedfordshire and Nearby Counties

The flooding extended well beyond Dunstable. Bedfordshire, Hertfordshire and Northamptonshire were among the areas experiencing significant impacts during 22 and 23 September.

The Met Office later reported that around 250 properties were reported flooded following the persistent rain on 23 September, with most of those reports coming from those three counties.

Numerous flood warnings were issued as river and surface-water flooding developed across the affected region.

The UK Weather Warning System

The Met Office has been issuing weather warnings for several days.

Met Office Issues Amber and Yellow Rain Warnings

During the event, the Met Office issued Yellow and Amber National Severe Weather Warnings for rain across parts of England and Wales.

On Monday 23 September, an Amber rain warning covered parts of central and southern England. The Met Office forecast that some places within the warning area could receive 60mm to 80mm during the day, with a few locations potentially exceeding 120mm.

The warning highlighted the possibility of flooding to homes and businesses, difficult driving conditions, road and rail disruption, power cuts and communities becoming temporarily cut off.

These figures were forecasts rather than confirmed rainfall totals at the time the warning was issued.

Travel Disruption Across Bedfordshire and the Wider Region

Travel across large parts of England has been thrown into chaos by the heavy rain and flooding.

Flooding Chaos: Major Roads Across England Grind to a Halt

Heavy rainfall caused widespread travel disruption across the affected region. The A421 in Bedfordshire was among the most serious road closures, with floodwater covering the carriageway and abandoned vehicles requiring recovery.

Other roads and public transport services were also disrupted as surface-water and river flooding developed. The scale of the impact varied significantly by location.

Businesses and Communities Affected by Flooding

The flooding in Dunstable and surrounding areas has also caused significant disruption to schools and businesses.

Flooding Forces School Closures Across Bedfordshire, Disrupting Education

Flooding affected homes, businesses and local transport across the region. In Dunstable, businesses on High Street South were among those dealing with floodwater and the subsequent clean-up.

For affected property owners, recovery could involve drying, cleaning, damage assessment, temporary repairs and discussions with insurers about the extent of covered damage.

The impact of a flood can vary considerably between properties, even within the same street, depending on water depth, construction, contamination and the parts of the building or contents affected.

Exceptional Rainfall Across Bedfordshire and Nearby Counties

More Than 100mm Recorded at Several Sites

The rainfall totals during the event were exceptional in some locations. The Met Office’s later review found that several sites recorded more than 100mm of rain on 23 September alone.

September 2024 was also exceptionally wet more broadly. Bedfordshire was among the counties that provisionally recorded its wettest September on record, with more than 300% of the area’s average September rainfall.

Slow-Moving Heavy Rain Drives Serious Flooding

The autumn equinox occurred during the weekend, but it was not the cause of the flooding. The severe weather developed as pressure fell across southern parts of the UK, allowing heavy showers, thunderstorms and later more persistent rain to affect central and southern England.

The Met Office’s later review recorded Dunstable High Street flooding on 22 September, followed by persistent and often heavy rain across parts of the Midlands and southern England on 23 September.

Flood Safety: What to Do if Water Is Rising

Local authorities and emergency services have been issuing regular updates to residents in affected areas, urging them to take precautions.

If flooding affects your area, follow advice from the emergency services, local authority and official flood-warning services.

  • Do not walk or drive through floodwater.
  • Move people, pets and important belongings to a safer or higher location where appropriate.
  • Turn off gas, electricity and water supplies only if it is safe to do so.
  • Never touch an electrical switch while standing in water.
  • Call 999 if you or someone else is in immediate danger.

After a flood, take photographs of the damage and flood-water line where it is safe to do so. Speak to your insurer before disposing of damaged belongings unless an item creates an immediate health or safety risk.

Further Heavy Rain Followed Later in September

More rain is expected.

More Rain on the Horizon: New Storms Threaten Already Flooded Areas

The unsettled weather did not end with the flooding on 22 and 23 September. Further widespread rainfall affected parts of England and Wales on 25 and 26 September, with additional flooding and travel disruption reported later in the month.

The September 2024 event became part of an exceptionally wet period for central and southern England, rather than a short-lived isolated incident.

The Role of Independent Loss Adjusters in Flood Insurance Claims

Independent Loss Adjusters

How ILA Can Support a Flood-Damage Insurance Claim

How ILA Can Support a Flood-Damage Insurance Claim

If flooding affects a home, rental property or business premises, Independent Loss Adjusters may be able to provide policyholder-side insurance claim support.

Depending on the circumstances, our work can include:

  • Damage and evidence review: Reviewing photographs, reports, drying information, repair estimates and other evidence relevant to the flood damage.
  • Policy and claim review: Considering relevant policy wording and the insurer’s stated position.
  • Claim organisation: Helping organise information about damaged buildings, contents and necessary reinstatement work.
  • Temporary accommodation or business-loss issues: Reviewing relevant policy provisions where alternative accommodation, loss of rent or business interruption forms part of the claim.
  • Insurer communication: Communicating with the insurer and its representatives where we are appointed to do so.
  • Settlement review: Reviewing proposed repair scopes or settlements against the policy wording, available evidence and supported costs.

Professional claim support does not guarantee that a flood claim will be accepted, progress within a particular timescale or result in a higher settlement. The outcome will depend on the policy wording, evidence and circumstances of the claim.

For local support, our Dunstable property insurance claim page explains how we support homeowners, landlords and businesses in the area.
