Understanding Contents Insurance: Replacement Value, Underinsurance and Claims

Last Updated on September 24, 2026 by Darren Carter.

Based on insights from Michael Williamson of Independent Loss Adjusters, we explore the importance of correctly insuring your household contents, how insurance claims work, and how to avoid common pitfalls that lead to underpayment.

Unlocking the Secrets of Contents Insurance

Contents insurance can help cover the cost of repairing or replacing possessions that are damaged, destroyed or stolen in circumstances covered by the policy.

One important consideration is the value of the contents being insured. Depending on the policy and the questions asked by the insurer, you may need to estimate the total cost of replacing the belongings in your home.

In this podcast, Michael Williamson of Independent Loss Adjusters discusses contents valuation, underinsurance and some of the issues that can arise when a claim is made.

The exact cover, limits, excesses and exclusions will depend on the individual policy. If you need personalised advice about which contents insurance product or level of cover to buy, speak to your insurer or an appropriately authorised insurance broker.

The Basics of Contents Insurance

Contents insurance is designed to protect the items inside your home, from furniture to electronics and personal belongings.

Valuing the Contents Throughout Your Home

Contents insurance generally covers possessions you would take with you if you moved home, such as furniture, clothing, appliances, electronics and personal belongings.

When an insurer asks for the total value of your contents, it is important to consider belongings throughout the property rather than only obvious high-value items. ABI guidance recommends creating an inventory and considering the cost of replacing the items.

Higher-value possessions can also be subject to individual-item or valuables limits, so these should be checked separately against the policy terms.

Why the Contents Value You Provide Matters

How Contents Underinsurance Can Affect a Claim

It can be easy to underestimate the combined replacement value of household contents. Furniture, clothing, appliances, electronics and everyday possessions can add up to considerably more than expected.

If an insurer has clearly asked for the full replacement value of your contents and the figure provided is too low, underinsurance may become relevant if you later make a claim.

However, an insurer cannot automatically reduce every underinsured claim. The outcome depends on factors including the policy wording, the questions asked when the policy was arranged or renewed, the information provided and the remedy the insurer is entitled to apply.

The Application of Average: What It Means for You

A critical term to understand underinsured contents is the "application of average."

Understanding an Average Clause in Contents Insurance

Some insurance policies contain an average clause. Where a valid average clause applies and the property or contents are underinsured, an insurer may seek to reduce a claim in proportion to the level of underinsurance.

For example, if contents with a replacement value of £100,000 were insured for £50,000, this represents 50% of the replacement value. Under an applicable average clause, an insurer might seek to apply that same proportion when calculating an eligible claim.

However, average clauses are not present in every policy and their application is not automatic. The policy must contain an appropriate term, and questions can also arise about what the insurer asked the customer when the policy was arranged.

The Financial Ombudsman Service says it will consider whether the insurer clearly asked for the full replacement value, whether the policy contains an average clause and whether applying that clause is fair in the circumstances.

Steps to Avoid Underinsurance

Practical Steps to Reduce the Risk of Underinsurance

Keeping an up-to-date contents inventory can help when estimating the replacement value of your belongings.

  • Work through the property room by room rather than concentrating only on expensive items.
  • Consider the current replacement cost of belongings where the policy requires a replacement-value figure.
  • Check individual-item and valuables limits for higher-value possessions.
  • Review the figure after significant purchases and when renewing the policy.
  • Check whether the insurer has automatically increased or index-linked the amount of cover.

Most importantly, answer the insurer’s questions carefully and check what figure it is actually asking you to provide. If the wording is unclear, ask the insurer or an appropriately authorised insurance broker for clarification.

Protecting Your Contents and Your Finances

Contents insurance can be a complex area, but understanding how it works is essential to protecting your home and finances.

Understanding Your Contents Cover Before You Need to Claim

Understanding how your contents are valued can reduce the risk of an unexpected issue when a claim is made. Check the amount of cover, individual-item limits, relevant exclusions and whether your policy includes an average clause.

It is also sensible to review your contents information periodically, particularly after significant purchases or changes to your household possessions.

If you need personalised advice about which contents insurance policy or amount of cover to purchase, speak to your insurer or an appropriately authorised insurance broker.

Ongoing Contents Insurance Claim?

How Independent Loss Adjusters Can Support a Contents Claim

If you already have a property insurance claim involving damaged, destroyed or stolen contents, Independent Loss Adjusters may be able to provide policyholder-side support.

Depending on the claim, our work can include reviewing contents schedules and supporting evidence, considering relevant policy wording, discussing valuation issues and reviewing the insurer’s position where underinsurance or an average clause has been raised.

If an insurer says that your contents were underinsured, it can be important to establish what information it originally requested, what figure was provided, whether the policy contains an average clause and how the insurer has calculated any proposed reduction.

We can also help organise claim information, communicate with the insurer where appointed to do so and review proposed settlement terms against the policy wording and available evidence.

Professional claim support does not guarantee that an underinsurance decision will be changed or that a settlement will increase. The outcome will depend on the policy wording, evidence and circumstances of the claim.
