A Comprehensive Guide To Burst Pipes and Insurance Claims

Understand the Risk of Burst Pipes Before Winter

A burst water pipe can cause significant damage to ceilings, walls, floors, fitted units, electrics and belongings.

This guide explains why pipes can freeze and burst, practical ways to reduce the risk, what to do if water starts escaping and some of the insurance issues that may follow.

It also explains when professional claim support may be useful if the resulting property damage becomes extensive, complex or disputed.

Why Do Frozen Pipes Burst?

When water inside a vulnerable pipe freezes, the expanding ice can increase pressure within the plumbing system. Freezing and subsequent thawing can damage pipework and may lead to a leak or burst.

Pipes in lofts, garages, outbuildings and other cold or poorly insulated areas can be particularly vulnerable.

Ice

Prevention Tips

  • Insulate vulnerable pipes: Lag pipes and water tanks in lofts, garages and other cold areas using suitable materials.
  • Know where your stop tap is: Make sure you can locate and operate the internal stop tap before an emergency occurs.
  • Keep suitable background heating: During freezing weather, keep the property heated appropriately where practical, particularly if it will be temporarily empty.
  • Check your policy when away: Home insurance policies may contain conditions relating to heating, water supplies or periods of unoccupancy.
  • Monitor vulnerable areas: Check exposed pipework and existing insulation before prolonged cold weather.
  • Protect outdoor plumbing: Disconnect hoses and protect vulnerable external taps and pipework where appropriate.

No precaution removes every risk, but these measures can reduce common causes of frozen and burst pipes.

What to Do If You Have a Burst Pipe

  1. Turn off the water: Close the internal stop tap to stop more water entering the property.
  2. Consider electrical safety: If water has reached sockets, lights, appliances or electrical equipment, do not touch affected equipment. Isolate the electricity at the consumer unit only where it is safe to do so.
  3. Switch off the boiler where appropriate: Follow the heating-system instructions and obtain professional advice if you are unsure.
  4. Drain the system: Once the water supply is off, open the taps to help drain remaining water. Follow appropriate guidance for your plumbing and heating system.
  5. Limit further damage where safe: Use towels or other suitable methods to contain escaping water only when there is no electrical or other safety risk.
  6. Arrange an emergency repair: Contact an appropriately qualified plumber to stop the leak and identify where the pipe failed.
  7. Record the damage: Once the area is safe, take photographs and videos of affected rooms, finishes and belongings before the condition changes significantly.
  8. Contact the insurer: Notify the insurer without unnecessary delay and ask for guidance before substantial strip-out or permanent reinstatement begins where practical.
  9. Keep useful records: Retain invoices, receipts, reports and important correspondence relating to emergency work and the claim.

Do not put yourself at risk simply to obtain evidence. Also avoid throwing damaged materials or belongings away before the insurer has had a reasonable opportunity to inspect them, unless they create a genuine health or safety hazard. If urgent disposal is necessary, photograph the items first where it is safe and practical to do so.

Who to Call for Help

  • Qualified plumber: Arrange an emergency repair and ask for a clear record of where the pipe failed and, where possible, the likely cause.
  • Insurance provider: Notify the insurer and follow reasonable guidance about inspections, drying, temporary repairs and the next stages of the claim.
  • Water-damage or drying specialists: Extensive water damage may require professional extraction, drying and moisture monitoring.
  • Independent Loss Adjusters: Where the resulting claim is extensive, complex or disputed, ILA can provide policyholder-side claim support.

Not every burst pipe claim requires a separate loss adjuster or restoration company. The professionals needed will depend on the extent of damage and circumstances.

The Importance of Quick Action

Once a burst pipe is discovered, the priorities are to protect people, stop the water where it is safe to do so and limit avoidable additional damage.

Prompt action can reduce the amount of water spreading through the property and may reduce secondary problems such as prolonged damp, mould growth and deterioration of affected materials.

However, safety comes first. Do not enter an unsafe area, interfere with affected electrical equipment or undertake work beyond your competence simply to limit the damage.

Coordinating with Various Experts

A significant escape-of-water claim can involve several different roles.

A plumber may identify and repair the failed pipe. Drying or restoration specialists may assess moisture levels and develop an appropriate drying strategy. The insurer may appoint its own surveyor, contractor or loss adjuster to inspect the damage and consider the claim.

Before major strip-out or permanent repair work begins, it is sensible to understand what needs to be removed, dried, repaired or replaced and to keep a clear record of the supporting evidence and costs.

Act Fast

Does Home Insurance Cover a Burst Pipe?

Many home insurance policies provide cover for sudden water damage under the escape of water section of the policy. However, the precise cover depends on the wording, limits, excesses and exclusions.

There can be an important distinction between the resulting water damage and the cost of repairing the pipe or component that failed. For example, resulting damage to ceilings, flooring or fitted units may be covered even where wear and tear or corrosion affecting the failed pipe itself is not.

Insurers may also consider issues such as gradual damage, maintenance, the cause of the failure and any conditions applying while the property was unoccupied.

If the insurer relies on an exclusion or limitation, ask it to identify the relevant policy wording and explain how it applies to the circumstances.

When Policyholder-Side Claim Support May Help

Not every escape-of-water claim needs separate professional representation. However, support may be useful where the damage is extensive, drying or reinstatement is complex, the cause is disputed or there is disagreement about the repair scope or proposed settlement.

When ILA is appointed, we work for the policyholder rather than the insurer and can help review the relevant evidence, policy wording and claim position.

Advocates for Policyholders

When ILA is appointed by a policyholder, we represent that policyholder rather than the insurer.

This does not mean that we act as a neutral adjudicator between both parties. Instead, we apply professional judgement while reviewing the available evidence, relevant policy wording, damage, repair requirements and supported costs from the policyholder’s position.

An insurer-appointed loss adjuster has a different appointment and reporting relationship, but that should not automatically be interpreted as evidence of unfairness or an improper “insurer agenda”.

Our guide to what “independent” means in an insurance claim explains this distinction in more detail.

Reviewing the Claim Position and Proposed Settlement

ILA can review the insurer’s stated position, available evidence and any proposed repair scope or settlement.

Where something appears to be missing or there is a genuine area of disagreement, we can identify the specific issue and consider whether further quotations, reports or other supporting evidence may be useful.

This does not mean that every cost will be covered or that professional representation will produce a higher settlement. The outcome will depend on the policy wording, evidence and circumstances.

Navigating Complexities with Confidence

Large escape-of-water claims can involve technical reports, drying records, repair estimates, damaged contents and several different claims professionals.

ILA can help organise this information, explain relevant claim issues and communicate with the insurer where we are appointed to do so.

The aim is to make the claim easier to understand and manage, while keeping the policyholder’s position clearly documented.

Need Help With a Burst Pipe Insurance Claim?

If you already have a burst pipe or escape-of-water claim and are unsure about the damage, drying requirements, insurer’s position or proposed settlement, Independent Loss Adjusters can provide free initial insurance claim advice.

If ILA is appointed, depending on the claim we can review relevant policy wording and evidence, help organise claim information, communicate with the insurer and review proposed repair scopes or settlements.

Professional claim support does not guarantee that a claim will be accepted, resolved within a particular timescale or result in a higher settlement. The outcome will depend on the policy wording, evidence and circumstances.

“My wife (Carly) and I (Stuart) can not thank you enough for what you have done for us. I would recommend you and your team to any one.”

“We were at the end of our tether with the communication problem with the insurance and their appointed assessor. We contacted ILA and got an independent assessor Glenn Weatherall and his assistant, they couldn't do enough for us."

“All dealings with ILA were fantastic, timely, compassionate and steadfast in fighting for your rights, above those of the Insurance Companies. I dread to think how badly the outcome could have been had I stuck with the insurance companies own Loss Adjuster.”

“From the first call they just knew what they were doing. They were easy to talk to, always kept me updated and nothing ever felt like too much trouble.”

These testimonials describe individual clients’ experiences. Outcomes depend on the policy wording, evidence and circumstances of each claim.
