The Hidden Costs of Property Damage: Expenses to Check During a Claim

Which Additional Property-Damage Costs Might Your Insurance Cover?

All the hidden costs of property damage that you need to know about.

Hidden Costs Often Extend Beyond the Visible Damage.

After serious property damage, the immediate repair bill is only one part of the financial picture. A fire, flood, escape of water or other insured event can also lead to temporary accommodation, additional living expenses, storage, drying costs and other expenditure while the property is repaired.

For landlords and businesses, there may also be questions about loss of rent or business interruption where the relevant cover is included in the policy.

However, not every additional expense is automatically insured. Whether a cost forms part of a claim will depend on the policy wording, cause of damage, applicable limits and the circumstances.

How Hidden Expenses Can Impact Your Financial Recovery

Additional costs can become significant after major property damage, particularly where repairs take several months or the property cannot be occupied.

The important first step is to identify each cost separately and check how the policy deals with it. Some expenses may be expressly covered, some may be considered as reasonable additional costs and others may fall outside the insurance altogether.

Keeping clear records, invoices and receipts can make it easier to explain and support relevant expenditure during the claim.

Additional expenses that can arise following serious property damage.

Managing The Full Financial Impact

Below, we look at several costs that can arise after property damage and explain why each one needs to be considered against the individual insurance policy rather than assumed to be either covered or excluded.

Temporary Alternative Accommodation Expenses

Alternative Accommodation and Additional Living Costs

If insured damage makes a home uninhabitable, temporary alternative accommodation can become one of the largest additional costs of the claim.

Most buildings and contents insurance policies provide some form of alternative-accommodation cover, although the amount, duration and conditions vary between policies.

Depending on the circumstances, relevant costs can include:

  • hotel, serviced-apartment or rental accommodation;
  • reasonable additional travel costs;
  • extra food costs where normal cooking facilities are unavailable;
  • laundry costs;
  • temporary accommodation for pets where necessary; and
  • other reasonable additional living expenses.

The policy limit still applies, and the expenditure should be reasonable and proportionate to the circumstances. Keep evidence of additional costs where practical.

Lost Income During the Repair Process

Can Property Damage Affect Business Income?

Property damage can interrupt a business as well as the use of the building itself. However, lost income is not automatically covered by ordinary home insurance.

Business interruption insurance may cover loss of income or certain additional costs where the business has to close or restrict its activities because of an event covered by the policy. The precise trigger, indemnity period, limits and calculation will depend on the individual business policy.

Possible issues can include:

  • loss of income while normal operations are disrupted;
  • reasonable additional expenditure needed to continue trading;
  • temporary premises or equipment costs; and
  • loss of rent where a landlord policy provides relevant cover.

Time personally spent dealing with contractors or an insurance claim should not be assumed to be a recoverable insured loss unless the policy or another applicable basis supports it.

Additional Repair Costs

When the Repair Scope Becomes Larger Than First Expected

The full extent of insured damage is not always visible during the first inspection. Once damaged finishes or fittings are removed, further related damage may become apparent.

Relevant additional costs can potentially include:

  • further work needed to repair insured damage discovered during the reinstatement;
  • drying, cleaning or decontamination;
  • necessary demolition or access work;
  • changes required to complete an effective and lasting repair; and
  • increased labour or material costs within an agreed repair scope.

However, insurance normally aims to restore the property to its pre-loss position. It does not generally provide a free upgrade or pay to correct unrelated wear, maintenance problems or pre-existing defects simply because they are discovered during repairs.

If the repair scope changes materially, ask the insurer to explain how the additional work will be dealt with before committing to significant extra expenditure where practical.

Higher Utility Bills

Drying and Temporary Living Can Increase Household Costs

Drying equipment, dehumidifiers, heaters and temporary living arrangements can increase electricity or other household costs during a property claim.

Whether those additional costs are recoverable will depend on why they were incurred and how the insurer is dealing with the claim. Where equipment has been installed or authorised as part of insured drying works, its operating cost may be relevant.

Additional food, laundry or travel costs associated with alternative accommodation may also be considered as reasonable additional expenses in some circumstances.

Keep available meter readings, invoices or other evidence where the additional cost is significant.

Legal and Professional Fees

Professional and technical advice being considered during a property damage claim.

Professional, Technical and Legal Costs

Serious property damage can involve several types of professional cost, but they should not all be treated in the same way.

  • Surveyors and engineers: Technical input may be required to investigate causation, structural damage or the appropriate repair scope. Whether privately commissioned fees are recoverable depends on the policy and circumstances.
  • Specialist cleaning and restoration: Cleaning, drying or decontamination may form part of insured reinstatement where it is necessary because of covered damage.
  • Legal costs: Solicitor fees are not automatically covered by a property-damage claim. Separate legal-expenses insurance may provide cover for certain disputes, subject to its own terms and approval requirements.

Before instructing an expensive specialist solely on the assumption that the insurer will reimburse the fee, check the policy position or seek clarification where practical.

Storage Costs for Belongings

Removal and Storage Costs During Property Repairs

Furniture and belongings may need to be moved or stored while significant building repairs take place.

Potential costs can include:

  • removing belongings from affected rooms;
  • transport to and from storage;
  • reasonable storage charges; and
  • returning belongings when reinstatement is complete.

Whether separate storage costs are payable will depend on the policy, the repair arrangements and whether storage is reasonably necessary to complete the insured works.

If belongings can reasonably and safely be moved elsewhere within the property, separate external storage may not always be required.

How Our Loss Adjusters Help You Manage These Costs

How ILA Can Review Additional Costs During a Claim

If additional expenditure becomes part of an ongoing property insurance claim, Independent Loss Adjusters may be able to help identify how those costs relate to the insured damage and relevant policy wording.

Depending on the claim, our work can include:

  • Damage and scope review: Reviewing the visible damage and available information about additional insured work that may be required.
  • Policy review: Checking relevant provisions for alternative accommodation, additional expenses, contents, business interruption or other applicable cover.
  • Evidence organisation: Helping organise invoices, receipts, reports and other supporting information.
  • Insurer communication: Discussing relevant costs with the insurer and its representatives where we are appointed to do so.
  • Settlement review: Reviewing proposed repair scopes or settlements against the policy wording, evidence and supported costs.

Not every additional expense will be insured, and professional claim support cannot guarantee that a particular cost will be accepted or reimbursed.

The Full Cost of Property Damage Is Not Always Obvious

The True Cost of Property Damage: What Are You Missing?

The financial impact of property damage can extend beyond repairing the building itself. Alternative accommodation, additional living costs, storage, drying, specialist work and business losses can all become relevant depending on the circumstances.

The important point is not to assume that every expense is covered or excluded. Check each cost against the policy wording and keep supporting evidence where practical.

Our Property Insurance Claims Process guide explains the wider stages that may follow once property damage has been reported to an insurer.

How Independent Loss Adjusters Help Homeowners, Landlords, and Businesses

Policyholder-Side Support for Property Insurance Claims

If a property insurance claim becomes difficult to understand or manage, Independent Loss Adjusters may be able to provide policyholder-side support.

For homeowners, relevant issues can include repair costs, contents damage, alternative accommodation and reasonable additional expenses where the policy provides cover.

For landlords, a claim may also involve loss of rent or tenant-related issues, depending on the policy. For businesses, property damage may give rise to business interruption or additional expenditure where appropriate cover is in place.

When ILA is appointed, we can review the available evidence and relevant policy wording, help organise claim information and communicate with the insurer where we are appointed to do so.

Professional claim support does not guarantee that every additional expense will be covered, that a claim will progress within a particular timescale or that a settlement will increase. The outcome will depend on the policy wording, evidence and circumstances.

Our Insurance Claims Management page explains ILA’s service, scope and applicable fees in more detail.
