Do I Need Home Insurance if I Own My House Outright?

Even Mortgage-Free, Your Home Still Needs Protection - Here’s Why.

Do I need home insurance if I have paid my mortgage?

Owning Outright: Why Home Insurance Still Matters More Than Ever.

Owning your home outright is a major milestone. With no mortgage lender requiring buildings insurance, many homeowners begin to wonder: Do I still need home insurance if I own my house outright?

If you own a mortgage-free freehold home, there is generally no legal requirement to have home insurance. However, without suitable cover, you would normally have to meet repair, rebuilding or replacement costs yourself after an uninsured loss. Leasehold arrangements can differ, so check your lease where relevant.

In this guide, we explain what to consider before cancelling cover, the risks of going uninsured and how Independent Loss Adjusters can support you if you later need to make a claim.

Do I Legally Have to Insure My House?

If you own a mortgage-free freehold home, there is generally no legal requirement to insure the building.

If you have a mortgage, the lender will normally require buildings insurance. Leasehold properties can also have different arrangements. For example, buildings insurance may be arranged by the freeholder or required under the lease.

Without insurance, you would normally have to fund repairs or rebuilding yourself if the property suffers uninsured fire, flood, storm, theft-related or subsidence damage.

What Happens to Home Insurance After the Mortgage is Paid Off?

Once a mortgage is paid off, the lender’s buildings-insurance requirement normally ends. You can then decide whether to continue the cover, subject to any other requirements that apply to the property.

Home Insurance After Mortgage Paid Off

Homeowners generally consider two main types of cover:

  • Buildings Insurance: Covers the structure of the home against specified insured events, subject to the policy terms, limits and exclusions.
  • Contents Insurance: Covers belongings against specified risks such as theft, fire or flood. Additional cover, including accidental damage, depends on the policy.

If you cancel cover, you would normally have to fund losses yourself where no other insurance applies.

What Are the Risks of Not Having Home Insurance?

Going without home insurance means accepting more of the financial risk yourself. Depending on what happens, this may include:

  • Repair or rebuilding costs: Major fire, flood or storm damage can result in substantial property-repair costs.
  • Contents losses: Without contents cover, you would normally have to replace stolen or damaged belongings yourself.
  • Temporary living costs: If serious damage makes the property uninhabitable, you may need to fund alternative accommodation yourself.
  • Liability costs: Some home policies include liability protection. Without applicable cover, you may have to meet your own legal costs or liabilities if a claim is made against you.

Owning the property outright removes the mortgage lender’s financial interest, but it does not remove the underlying property risks.

Benefits of Keeping Home Insurance After Paying Off Mortgage

Keeping suitable home insurance can reduce the amount of financial risk you carry personally after an insured event.

Depending on the policy, potential benefits may include:

  • Buildings protection: Cover towards insured repair or rebuilding costs
  • Contents protection: Cover for insured loss or damage to belongings
  • Alternative accommodation: Help with specified temporary accommodation costs if an insured event makes the home uninhabitable
  • Liability cover: Protection for certain legal liabilities where this is included in the policy

Cover, excesses, limits and exclusions vary between policies. Therefore, check the policy wording rather than assuming a particular benefit is included.

Do I Have to Insure an Empty House?

If you own a mortgage-free freehold property, there is generally no separate legal requirement to insure it simply because it is empty. However, leaving a property unoccupied can materially affect home insurance cover.

Many policies restrict certain types of cover after the property has been unoccupied for a stated period. This is commonly 30 or 60 days, although the exact period and definition of “unoccupied” vary between policies.

Restrictions may affect claims involving:

  • Theft or attempted theft
  • Malicious damage
  • Escape of water

Check your policy before leaving the property empty for an extended period. Tell the insurer where the policy requires notification and follow any conditions it sets. Specialist unoccupied-property insurance may be appropriate in some circumstances.

Do I Still Need Contents Insurance?

Contents insurance is optional, whether or not you have a mortgage. The decision depends on the value of your belongings and how much financial risk you are comfortable carrying yourself.

Depending on the policy, contents insurance can cover belongings against risks such as theft, fire, flood and escape of water. Accidental damage may be included, offered as an option or excluded.

When deciding how much cover you need, consider what it would cost to replace your belongings. This may include furniture, electrical items, clothing, jewellery and other possessions.

What Insurance Do I Need as a Homeowner?

There is no single combination of home insurance that is right for every mortgage-free homeowner. The cover you choose should reflect the property, your belongings, the risks you want to insure and what you can reasonably afford.

Common types of cover include:

  • Buildings Insurance: Cover for the structure of the property against specified insured events
  • Contents Insurance: Cover for belongings against specified loss or damage
  • Home Emergency Cover: Optional protection for specified household emergencies
  • Legal Expenses Insurance: Optional cover towards certain legal costs and disputes, subject to the policy terms

Compare the cover, exclusions, limits and excesses rather than relying on the policy name alone. If you need advice about choosing a policy, speak to the insurer or an appropriately authorised insurance broker.

How ILA Can Help with Home and Building Insurance Claims

Dealing with a home insurance claim can be difficult, particularly when the damage is extensive or the claim position is unclear.

When Independent Loss Adjusters is appointed, we work for the policyholder rather than the insurer. Our support can include:

  • Policy and claim review: Reviewing relevant policy wording and the insurer’s stated position
  • Evidence preparation: Helping organise photographs, valuations, reports and repair information relevant to the claim
  • Insurer communication: Communicating with the insurer where we are appointed to do so
  • Settlement review: Reviewing proposed settlements against the policy wording, available evidence and supported costs

Every claim is different, so the appropriate support will depend on the policy, evidence and circumstances. Our Insurance Claims Management page explains the service and applicable fees in more detail.
