The Importance of Property Insurance.

Property insurance can help protect homeowners, landlords and business owners against the financial impact of insured loss or damage.

Depending on the policy, cover may apply to events such as fire, storm, flood, theft or escape of water. However, the protection provided will depend on the policy wording, limits, excesses and exclusions.

Without suitable cover, a property owner may have to meet some or all repair, rebuilding or replacement costs personally.

Navigating Property Insurance Policies.

Understanding property insurance can be difficult when you are unfamiliar with policy wording, cover limits and exclusions. However, knowing the main terms can make it easier to compare policies and understand what may happen if you later need to claim.

This guide explains the key elements of property insurance in plain English. If you need personalised advice about choosing insurance cover, speak to the insurer or an appropriately authorised insurance broker.

What is Property Insurance?

What is Property Insurance?

Property insurance can provide financial protection when insured property or belongings are lost or damaged. Depending on the policy and claim, an insurer may settle covered damage by arranging repairs, replacing items, reinstating property or making a cash payment.

In UK household insurance, the two main types of cover are:

  • Buildings Insurance: Covers the structure of the property and usually permanent fixtures and fittings, subject to the policy terms.
  • Contents Insurance: Covers insured belongings within the property, subject to the policy limits and exclusions.

Different arrangements apply to commercial properties and rental properties. Landlord policies may also include cover such as landlord contents, liability or loss of rent, depending on the policy selected.

Key Components of a Property Insurance Policy

Understanding the key components of a property insurance policy can help you determine the level of coverage you need.

Understanding the key components of a property insurance policy can help you determine the level of coverage you need. Here are the primary elements to consider:

1. Coverage Types

  • Buildings Cover: Covers the structure of the property and specified permanent fixtures and fittings.
  • Contents Cover: Covers insured belongings such as furniture, electrical items and clothing.
  • Liability Cover: Some policies provide protection against specified legal liabilities, subject to the policy terms.
  • Alternative Accommodation Cover: May help with specified temporary accommodation costs if insured damage makes the home uninhabitable.
  • Accidental Damage Cover: This may be included in some policies or offered as an optional extension. Check what is covered before relying on it.

2. Policy Exclusions and Limitations

Property insurance does not cover every type of loss or damage. The precise exclusions and limitations vary between policies, so always check the wording that applies to your cover.

Common areas to check include:

  • General wear and tear or gradual deterioration
  • Some pest or vermin damage
  • Policy conditions relating to occupancy, security or maintenance
  • Accidental damage where this has not been included
  • Limits or special excesses that apply to particular types of claim

Flood, storm, subsidence and escape of water are commonly covered by UK home insurance, although policy terms, excesses and eligibility can vary.

Incorrect or incomplete information given when insurance is arranged can also affect a policy or later claim. However, the consequences depend on the questions asked, the circumstances and the nature of any misrepresentation.

3. New for Old vs Indemnity Cover

  • New for Old: Where this basis applies, insured items may be replaced with new equivalents, subject to the policy terms and limits.
  • Indemnity Basis: A settlement may instead reflect the item’s value immediately before the loss, taking factors such as age and condition into account.

Neither basis should be assumed from the policy name alone. Check how the insurer says it will settle buildings and contents claims before choosing cover.

4. Excess Payments

A policy excess is the amount you must contribute when making a claim. UK policies typically have compulsory excess (set by the insurer) and voluntary excess (which you can adjust to impact your premium).

5. Policy Add-Ons and Endorsements

You can enhance your policy with additional cover, such as:

  • Home Emergency Cover: Provides immediate assistance for emergencies like boiler breakdowns.
  • Legal Expenses Cover: Helps cover legal costs for disputes with tenants, neighbours, or contractors.
  • Personal Possessions Cover: Protects items like mobile phones, laptops, and jewellery when taken outside the home.

How to Choose the Right Property Insurance Policy

Choosing the right insurance can be really confusing!

When comparing property insurance, look beyond the headline premium. The policy should reflect the property, the belongings or assets you want to insure and the risks that matter to you.

Useful checks include:

  • Compare cover on a like-for-like basis: Check limits, excesses, exclusions and optional cover as well as price.
  • Check the buildings figure: Where a buildings sum insured is required, it should normally reflect an appropriate rebuild cost rather than the property’s market value. A Rebuild Cost Assessment may be useful where the figure is uncertain.
  • Review contents limits: Consider the cost of replacing belongings or business contents and check any single-item limits.
  • Consider relevant property risks: Check how the policy deals with risks such as flood, subsidence, storm, fire and escape of water.
  • Read the policy documents: Review important conditions, exclusions and excesses before buying.

If you want personalised advice about choosing insurance, speak to the insurer or an appropriately authorised insurance broker.

Filing a Property Insurance Claim

If insured property is damaged, clear records can help the insurer understand what happened and assess the claim.

  • Record the damage: Take photographs and videos where it is safe and practical to do so.
  • Notify the insurer: Report the incident in line with the notification requirements in the policy.
  • Prevent further damage: Take reasonable emergency steps where necessary, but keep evidence of the original damage and any urgent work.
  • Keep supporting evidence: Retain relevant receipts, invoices, estimates, reports and proof of ownership where available.
  • Keep communication records: Save important emails, letters and notes of significant telephone conversations.

These steps cannot guarantee that a claim will be accepted, but they can help create a clearer record of the loss and the information supplied to the insurer.

The Role of Independent Loss Adjusters in Property Insurance Claims

Insurers often appoint loss adjusters to investigate and assess property claims within the insurer’s claims process. Policyholders can also appoint their own claims professional. The important distinction is who appointed the professional and who they are working for.

When Independent Loss Adjusters is appointed, we work for the policyholder rather than the insurer. Our guide to what “independent” means in an insurance claim explains this distinction in more detail.

Depending on the claim, ILA’s support can include:

  • Damage and evidence review: Reviewing the available information about the loss, repair requirements and supporting evidence.
  • Settlement review: Considering proposed repair scopes or settlements against the policy wording, available evidence and supported costs.
  • Insurer communication: Communicating with the insurer and responding to claim queries where we are appointed to do so.
  • Claim administration: Helping organise reports, estimates, photographs and other information relevant to the claim.
  • Disputed or complex claims: Reviewing the insurer’s stated position and identifying information or evidence that may require further consideration.

Professional claim support does not guarantee that a claim will be accepted or that a settlement will increase. The outcome will depend on the policy wording, evidence and circumstances of the claim.
